HVAC & Air Conditioning — Cleaning Equipment

HVAC cleaning applications

Condenser coil cleaning

Condenser coils on air conditioning units, chillers and heat pumps accumulate dust, pollen, grease and biological growth that reduces heat exchange efficiency and increases energy consumption. Pressure washing condenser coils requires controlled low-to-medium pressure to clean effectively without damaging the aluminium fin matrix. Cold water pressure washing is the standard approach for condenser cleaning — hot water risks thermal stress on refrigerant system components. A dedicated coil cleaning chemical applied with a foam lance and then rinsed off provides more effective results than pressure washing alone. COSHH assessment required for all coil cleaning chemicals.

Air handling unit and ductwork cleaning

Air handling units accumulate contamination in the drain pan, heat exchanger section, fan section and filter housing that requires periodic cleaning as part of a planned maintenance programme. Industrial wet and dry vacuums are the appropriate tool for dry debris removal from AHU internals before wet cleaning. Where biological contamination — mould, Legionella risk — is identified in an AHU or cooling system, cleaning must follow a specific protocol with appropriate disinfection. H-Class extraction is required where mould is present during cleaning operations.

Plant room and mechanical services cleaning

Plant rooms housing HVAC equipment — boilers, chillers, air handling units, cooling towers, pump sets — accumulate dust, oil, water and general contamination. Pressure washing of plant room floors, drip trays and equipment bases provides effective cleaning for periodic planned maintenance. Environmental Permitting applies where plant room wash-down water containing oil, refrigerant or chemical residue reaches surface water drains. Trade effluent consent required for sewer discharge of contaminated plant room wash-down water.

Cooling tower and evaporative cooler cleaning

Cooling towers and evaporative coolers require periodic cleaning and disinfection as part of Legionella risk management under the Approved Code of Practice L8 and HSG274. Pressure washing of cooling tower fills, drift eliminators, basins and distribution systems is part of the cleaning protocol. Biocidal treatment follows cleaning — COSHH assessment required for all biocide products used in cooling water treatment. Cleaning chemical residue and biocide-treated water from cooling tower cleaning must be disposed of correctly — not discharged to surface water.


HVAC cleaning compliance topics

  • L8 and HSG274 — Legionella risk management — cooling towers, evaporative coolers and other water systems with Legionella risk require a documented risk assessment and control scheme. Cleaning is a key control measure. HVAC contractors carrying out cooling tower cleaning should hold appropriate Legionella awareness training.
  • COSHH — coil cleaning chemicals and biocides — all HVAC cleaning chemicals including coil cleaners, descalers and biocides are substances hazardous to health requiring COSHH assessment. Equipment specification for HVAC cleaning

  • Cold water pressure washers — for condenser coil cleaning, plant room floor washing and general HVAC equipment exterior cleaning. Low-to-medium pressure (80–120 Bar) for coil cleaning to avoid fin damage.
  • Foam lance systems — for coil cleaning chemical application and dwell time before rinse. Significantly more effective than pressure washing alone on heavily contaminated coils.
  • Industrial wet and dry vacuums — for AHU internal cleaning, debris removal from filter housings and general plant room maintenance.
