Restoration and remediation applications

Fire damage restoration

Fire damage restoration involves removal of char, soot, smoke-damaged materials and fire suppressant residue from structural surfaces and contents. Dry soot vacuuming with H-Class extraction is the correct initial approach — soot particles are fine enough to pass through standard vacuum filters and be returned to the room air, causing further contamination. H-Class extraction at 99.995% filtration contains soot at source. Wet cleaning of smoke-damaged surfaces follows dry extraction — pressure washing of structural elements, plant and equipment where appropriate. Fire suppressant residue from foam and dry powder systems requires specific cleaning protocols — COSHH assessment required for all suppressant residue handling.

Flood and water damage remediation

Flood remediation involves water extraction, structural drying and cleaning of contaminated surfaces. Category 3 flood water — sewage-contaminated or external floodwater — is a biohazard requiring full personal protective equipment and H-Class extraction for any dust-generating work during the drying and reinstatement phase. Pressure washing of flood-affected hard surfaces, drainage channels and external areas accelerates the reinstatement process. Industrial wet and dry vacuums provide the capacity for water extraction from flooded floor areas and cavities. Mould remediation

Mould remediation — whether following flood damage, chronic damp, or Awaab's Law-driven social housing intervention — requires H-Class extraction throughout. Mould spores are biological agents classified as substances hazardous to health under COSHH 2002. M-Class extraction is not adequate for mould remediation work. Containment of the remediation area, negative pressure where practical, H-Class extraction during disturbance, and HEPA filtration of exhaust air are the correct control measures. Biohazard and trauma scene cleaning

Biohazard cleaning — including trauma scene cleaning, hoarding clearance and unattended death response — involves biological contamination requiring the highest level of personal protective equipment and extraction equipment. H-Class extraction for any dust or particulate-generating work. All biohazardous waste is controlled waste requiring disposal through licensed routes. COSHH assessment required for all biocidal cleaning products used in decontamination.

Structural drying and reinstatement cleaning

Following water damage or fire damage, structural drying and reinstatement involves cleaning of exposed structural elements — timber, masonry, concrete — before reinstatement of finishes. Pressure washing of structural surfaces removes contamination and prepares surfaces for treatment. Industrial vacuums for dry debris and demolition waste collection during strip-out. Where the building is pre-2000 and asbestos-containing materials may be disturbed during strip-out, CAR 2012 obligations apply — H-Class extraction mandatory.
